The following steps for a successful home-build are executed in the order below:
- Review Designer qualifications & process
- Ensure Client & Designer are comfortable with personality fit
- Discuss scope of project, goals and objectives
- A digital copy of floor plans is required for designer’s reference while drafting fee proposal
- A fixed fee proposal with detailed Scope of Work is provided based on your specific architectural floor plans
- Written approval of proposal forms a contract for design services
- Client provides deposit to initiate work
- Client creates digital image collection of style preferences (a list of required info will be supplied by the Designer as a guide for image sourcing)
- Client compiles a list of functional requirements
- Designer provides a Style Concept Document for Client review
- Revisions to Style Concept are completed based on Client feedback
- Designer selects finishes & fixtures based on approved style concept
- Finish & fixture selection includes flooring, tile, cabinetry, countertops, paint, interior doors, hardware, appliances, plumbing fixtures, washroom accessories, fireplace units, lighting fixtures, finish carpentry & glazing
- Presentation Meeting with samples, images & preliminary product pricing
- Any outstanding finish & fixture requirements are resolved as required based on feedback from meeting
- A draft version of the Specification Document is provided
- Specification Document will be amended with item quantities & cabinetry inserts as interior drawings are drafted & an updated version is provided with first draft of Interior Design Drawing Set
- All finish & fixture selections must be confirmed prior to start of drawings
- Drawing Set includes Floor Material Plans, Preliminary Furniture Plans, Lighting Plans, Electrical Plans, Detail Drawings for all Kitchens, Baths, Laundry Room, Mud Room, Fireplaces, Bar, Finish Carpentry, etc
- Draft Drawing Set & updated Specification Document are provided for Client review
- Revisions are completed based on Client feedback, included within your fixed fee when requested within one month of draft set
- Finalized Interior Design Specification Document & Drawing Set are provided for use by General Contractor for tendering/construction purposes
- Two small SAMPLE BOARDS are provided: one for Client reference & one for Contractor to confirm products on site
- PROJECT MANAGEMENT services covered by your fixed fee include phone/email/text communication with the Client, Contractor, trades & suppliers, as well as review of supplier quotes & shop drawings (review of such documents does not infer liability by the Designer in association with these documents; General Contractor is responsible for tendering and ordering of all products)
- TIMELINE: Design work for the services outlined above takes a minimum of 4 months for a single-family home & is ideally complete prior to start of construction
- SCOPE OF SERVICES: Only complete Design packages with both Specifications & Drawings will provided (a reduced partial scope of services can result in costly mistakes that are anticipated and avoided with a complete package)
- FURNISHING SERVICES can be provided as an additional service under separate contract.
